General Services Administration (GSA) seeks to lease the following space: State: Maine City: Orono Delineated Area: Greater Bangor, Maine Area including towns of Brewer, Bradley, Eddington, Hampden, Hermon, Glenburn, Milford, Orono, Old Town Minimum Sq. Ft. (ABOA): 2,969 Maximum Sq. Ft. (ABOA): 3,087 Space Type: The primary use of the requested space will be as office space, though some testing, sampling, and storage of specimens (i.e. fish) is needed. Parking Spaces (Total): 26 Parking Spaces (Surface): 18 Parking Spaces (Structured): n/a Parking Spaces (Reserved): 6 GOV's, 2 boats Full Term: 240 months Firm Term: 120 months Option Term: Two 5-year renewals Additional Requirements: The requirement and mission are for either ground floor space with on grade access or above grade/ground floor space that has an elevator (capable of moving materials) for support of field studies. Wet lab space uses the following equipment: microscopes, image analysis systems, fish measuring boards and balances, free-standing refrigerator, and freezer. It is a light lab/research function that may qualify under a multitude of land use classifications including but not limited to: Research and Development, Medical, Laboratory, Commercial, Industrial, government, business/office, general industry, and/or commercial. The requirement includes the installation of a government owned So-low Freezer (30x 18 x 16) along with a lessor supplied back-up generator in support of the mission. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as 100-year floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ).
